Write your three numbers — tonight

Your real starting cash (what you can put down without missing rent — mine was $1,200). Your market's weekly rental rate (go pull real listings for basic sedans in your city right now). Your break-even (car note + insurance + $100/month repair cushion).

The rule: the deal works on paper first, or it doesn't work at all.

Get rental-use insurance quotes — this week

A personal auto policy does not cover a car you rent out for money. Call an independent broker, tell them exactly what you're doing, get it in writing. My first two cars ran about $145/month combined — it's cheaper than the myth says.

The rule: this step is what makes it a business instead of a gamble.

Find and finance car #1 — this month

Used sedan, 3–6 years old, boring and reliable. $1,000–$2,000 down, note at or under $500/month. You don't need $20K — cash is for down payments; the note is financed. My first: a 2019 Altima, $1,200 down, rented at $350/week.

The rule: if it can't rent for 1.5 times your break-even, walk away.

Screen hard, sign paper — week one of owning it

Valid license, proof of income, their own insurance verified, deposit up front, signed agreement every single time — friends and family included. The renter matters more than the car.

The rule: an empty week costs $350. The wrong renter costs the car.

Bank the profit and repeat

Collect weekly, in advance. Track every dollar monthly. Every dollar of profit goes back in until car three. Car 2 in 60–90 days if car 1 performs. That's how $1,200 became five cars — and how the fleet eventually put $9,000 down on my first house.

The rule: one good month is weather. Three consistent months is climate. Scale on climate.

The Renter Red-Flag List

Three answers that end a deal immediately — no exceptions, no matter how nice they are:

  • "Can I get the car today and pay you Friday?" — No. Payment is weekly, in advance. Someone who can't pay a week ahead can't afford the car.
  • "It's for my cousin." — No. The driver signs, the driver pays, the driver's license is on file. No third parties, ever.
  • Story energy — long, complicated explanations for simple questions. Payment problems announce themselves early. Believe the announcement.

The 60-second deal check: note + insurance + $100 repair cushion = your monthly break-even. If the car can't rent for at least 1.5 times that number, the deal fails on paper — and deals that fail on paper don't get signed.
